I have lived in this Georgian style 1973 built town house for twelve years, and am selling because of deteriorating health, and it is too big for me to look after. The site, with 65 houses built here, is in the park-like grounds of an older house, now demolished, and this explains the presence of a large number of mature and remarkable trees, mostly with preservation orders in force. These properties are very popular and in normal market situations sell quickly, being very different from other properties in the locality. It is situated in the Green Chain Walks area of south east London, and enjoys access, through the rear garden, to Stoney Alley leading to the very extensive woodland and meadows of Oxleas Wood, Castle Wood, etc with miles of walking and jogging country available-ideal for keepers of dogs. The exterior of the house was recently redecorated and all guttering and downpipes renewed. Interior decorating would be required throughout most of it. The fitted kitchen will need to be replaced, and the bathrooms are original and, although perfectly serviceable, with very satisfactory showering facilities installed, the ceramics are 1970s pastel, and not therefore appealing to most modern tastes. The three WCs in the building are fitted with two button flushing water economizing devices and a High Efficiency Combination Condensing boiler was fitted a year ago, bringing the water and gas fuel management into a much more efficient regime; gas bills were cut by about a third!
